Learn more →Newbury Park is the western side of Thousand Oaks, built up mostly from the 1960s through the 1980s, with Dos Vientos added later along the hills. Many of the older homes are on 100 amp services that were never revisited, even as kitchens, AC systems and garages got upgraded around them.
Much of the housing here is single story and split level tract construction from the 1960s and 1970s, on streets that climb toward the Santa Monica Mountains and the Conejo Grade. Casa Conejo, one of the earliest subdivisions, broke ground in 1960 and is an unincorporated county island surrounded by the city. Homes from that era are where we find original Federal Pacific and Zinsco panels, two prong outlets, and garage subpanels added by previous owners without a permit.
Dos Vientos and other later neighborhoods have newer services, often 200 amps with room for solar, and the requests there are EV chargers, batteries and spa circuits. The Rancho Conejo area mixes office and light industrial buildings, which occasionally need tenant improvement work on commercial panels. Homeowners in the older tracts often call when they convert a garage or add an ADU, because the existing service cannot carry the new unit without a larger main or a careful load calculation.
Newbury Park's 1960s tracts, including Casa Conejo, still have original Federal Pacific and Zinsco panels that insurers and buyers keep flagging.
How we handle it →Garage conversions and ADUs in Newbury Park usually push a 100 amp service past its limit and call for a larger main.
How we handle it →Newer Dos Vientos homes generally have room on the panel for a Level 2 charger, so the job is choosing a location and running the circuit.
How we handle it →Older Newbury Park homes with two prong outlets and unpermitted garage subpanels often need partial rewiring to pass inspection during a remodel.
How we handle it →Electrical work in Newbury Park is permitted through City of Thousand Oaks, and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Most of Newbury Park is inside the City of Thousand Oaks, so permits come from the city's Building Division. Casa Conejo is the exception: as unincorporated land it is permitted by the County of Ventura. Southern California Edison serves both. Either way the order is the same, permit first, then the Edison disconnect, the work, the inspection by whichever agency issued the permit, and Edison reconnecting once that agency clears the service.
It does not. Casa Conejo is an unincorporated county island, even though it has a Newbury Park address and is surrounded by the city. Building and electrical permits there go through the County of Ventura. The housing is the same early 1960s stock as the neighborhoods around it, so the work is similar, but the paperwork goes to a different counter.
It depends on what the ADU will run. A small unit with gas appliances can sometimes fit on a 200 amp main with a load calculation. An all electric ADU with a heat pump, induction range and water heater usually needs either a service upgrade or a separate meter. We run the numbers on the whole property before you commit to a plan.
Electrical permits in Newbury Park are issued by City of Thousand Oaks. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Newbury Park is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
