Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Valencia homes are mostly 1970s through 2000s tract construction on 100 to 200 amp services. Whole house fans, pool equipment and EV chargers are the usual reasons a Valencia panel runs out of room.
Newhall Land opened Valencia's first subdivision, Old Orchard I, in 1967, followed by Old Orchard II and Valencia Hills. From there the community grew village by village, many with their own homeowners association and all tied together by the paseo network of walkways over and under the streets. The oldest villages are now more than 50 years old, so original panels, aluminum branch wiring in some homes from that period and aging service equipment are part of the picture.
Later villages like Northbridge, Bridgeport and Tesoro del Valle are generally well built, and calls from those streets are about adding capacity rather than fixing problems. Condo and townhome complexes are common across Valencia, and HOAs call about meter banks, common area lighting and charger plans for residents. Apartment owners call about the same. Solar on 1980s and 1990s homes is another frequent trigger, because the existing busbar often cannot accept a full size system.
Valencia homes from the 1970s and 1980s often need panel upgrades before solar, batteries or EV chargers can be added.
How we handle it →Valencia's many condo and townhome complexes have meter banks that HOAs need upgraded as residents add chargers and heat pumps.
How we handle it →Valencia's commuter households frequently add Level 2 chargers, and HOA villages need them installed neatly and to code.
How we handle it →Some late 1960s and early 1970s Valencia homes have aluminum branch wiring that we can remediate or replace as part of a rewire.
How we handle it →Electrical work in Valencia is permitted through City of Santa Clarita, and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Most of Valencia is inside the City of Santa Clarita, and the city issues permits there. Some areas west of Interstate 5, including Tesoro del Valle, are unincorporated, so LA County Public Works handles those. Edison serves both. A service upgrade runs permit, Edison disconnect, installation, inspection and reconnect. In HOA villages, architectural approval may also be needed if the meter or panel location changes on the outside of the house.
If the work changes anything visible on the exterior, such as a new meter location, a larger panel enclosure or new conduit runs, many Valencia HOAs require architectural review. An interior panel swap with the same footprint often does not. Check your village's guidelines. We provide drawings and equipment specs for the HOA submission when needed.
Look at the cable jackets in the attic or garage, where AL or ALUMINUM is often printed, or have an electrician check at outlets and the panel. Aluminum branch wiring was used in some homes from the mid 1960s to the early 1970s. It can be made safe with approved connectors at each device or replaced. We inspect and recommend the option that fits your budget and insurer.
Electrical permits in Valencia are issued by City of Santa Clarita. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Valencia is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
