Learn more →Val Verde is older small homes on hillside lots, many with original services and add on circuits that were never permitted. Bringing a property up to code here usually starts at the meter.
Founded in 1924 as Eureka Villa, Val Verde was a resort community for Black Angelenos who were shut out of public beaches and pools, and it became known as the Black Palm Springs. Many of its early cottages remain, now enlarged into full time homes on hillside lots just southwest of Castaic. Housing ranges from small wood frame houses with stucco to newer, larger homes, and the community relies on septic systems rather than sewer.
Owners here tend to stay, with more than 85 percent owner occupied, and many are bringing a family home up to date in stages. Common findings include fuse panels, ungrounded wiring and circuits added during past remodels. Hillside lots mean long runs between the meter and the house, or between the house and a detached garage. Calls usually start when an owner wants central air, a charger or an addition and the old service cannot carry it.
Val Verde cottages dating back to the resort era often have fuse panels and ungrounded wiring that need full replacement.
How we handle it →Older Val Verde homes on small services need upgrades before adding central air, chargers or additions on hillside lots.
How we handle it →Fuse boxes and outdated breaker panels in older Val Verde homes are a common reason insurers decline or cancel coverage.
How we handle it →Electrical work in Val Verde is permitted through LA County Public Works (unincorporated), and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Val Verde is unincorporated county land, so LA County Public Works issues permits, and Edison provides service. A service upgrade follows a set order: county permit, Edison disconnect, installation, county inspection and reconnection after the release. When an older home has unpermitted additions, the inspector may look beyond the panel, so it is better to know what is behind the walls before the permit is pulled.
It depends on the wiring behind the walls. If the branch circuits are cloth insulated or ungrounded, a rewire is usually needed, at least in the original part of the house. If the wiring is in good shape, a new panel and service may be enough. We inspect and test the circuits before recommending either.
Yes, with an underground feeder sized for the load and the distance, and a subpanel in the new building. Hillside trenching takes planning, and the feeder may need to be larger to limit voltage drop. We plan the route, size the feeder and coordinate the county permit and inspection.
Electrical permits in Val Verde are issued by LA County Public Works (unincorporated). Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Val Verde is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
