Learn more →San Clemente is coastal hillside property with older Spanish homes and newer development side by side. Long runs, difficult access and corrosion are the recurring items.
Ole Hanson laid out the town in 1925 as a Spanish village by the sea, and the city incorporated in 1928. Southwest San Clemente, the Lasuen area and North Beach hold the oldest houses, a mix of original Spanish style homes and later cottages, often with decades of additions. Further inland, older tracts give way to Forster Ranch and Talega, master planned communities built from the 1990s on with modern services, HOA rules and a lot of rooftop solar.
Near the pier and downtown, apartment buildings, duplexes and short term rentals are common, so multi-unit metering and tenant panels come up often. Original Hanson era homes may still carry knob and tube or cloth wiring, sometimes hidden behind later remodels. In the older tracts the usual finds are aging panels and limited capacity, and in Talega and Forster Ranch the calls are mostly EV chargers, batteries and panels that ran out of space after solar went in.
Homes from the Hanson era of the late 1920s can still have knob and tube or cloth wiring tucked behind generations of remodels.
How we handle it →Apartment buildings and duplexes near the pier and downtown run on shared meter equipment that ages quickly in salt air.
How we handle it →Older tract homes inland often need a larger service before a remodel, heat pump or second charger can be added.
How we handle it →Talega and Forster Ranch homes with solar often need load management or a panel change before adding a charger.
How we handle it →Electrical work in San Clemente is permitted through City of San Clemente, and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
The City of San Clemente issues electrical permits, and older districts near downtown and the pier can carry design rules for anything visible from the street. A service change follows permit, Edison disconnect, equipment replacement, city inspection, and Edison reconnect after release. In HOA communities like Talega, exterior equipment usually needs association sign off too. Close to the coast we use enclosures and hardware rated for salt exposure.
It turns up in the oldest homes, especially the original Spanish style houses from the late 1920s and their early additions. Even where it has been partly replaced, live knob and tube circuits can remain in attics or walls. Insurers often ask about it, and it has no ground. We trace what is still in service and quote a partial or full rewire based on what we find.
Solar takes breaker space and counts against the panel's bus rating, so a panel that was fine at move in can be full once solar and a charger compete. Fixes include a load managed charger, a subpanel, a main panel with a higher bus rating, or a service upgrade. We check your panel label and loads and recommend the least disruptive option.
Electrical permits in San Clemente are issued by City of San Clemente. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
San Clemente is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
