Learn more →Laguna Niguel is hillside master planned housing with long runs and detached garages. Capacity for EV charging is the constant question.
One of California's early master planned communities, the city started with a 1959 land purchase and a town plan by architect Victor Gruen, and its first tracts were finished in 1962. AVCO expanded development from 1971, and building continued through the 1980s and 1990s in neighborhoods like Rancho Niguel, Beacon Hill, Marina Hills and Bear Brand Ranch. So the housing stock is wider than it looks: early 1960s and 1970s homes sit a few minutes from 1990s gated communities with much newer equipment.
The 1960s and 1970s tracts are where panel replacements cluster, with original 100 amp services and occasional Federal Pacific or Zinsco equipment that insurers flag. Newer homes, many with three car garages and solar already on the roof, mostly need help fitting chargers and batteries onto panels with no spare space. Owners typically call to add a charger for a second electric car, power a backyard remodel, or bring a garage conversion up to code.
Hillside homes with solar already installed often have panels too full for a second charger, so load management or a panel change comes first.
How we handle it →Original 1960s and 1970s services in the first tracts rarely support a remodeled kitchen, central air and EV charging together.
How we handle it →Homes from the early development decades can still carry Federal Pacific or Zinsco panels that insurers ask owners to replace.
How we handle it →Electrical work in Laguna Niguel is permitted through City of Laguna Niguel, and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Permits go through the City of Laguna Niguel, which incorporated in 1989. A service change runs in the usual order: city electrical permit, Edison disconnect, new panel and meter equipment, city inspection, and Edison reconnect after the inspector releases the job. In gated and HOA neighborhoods, gate access for the utility crew and inspector and any architectural approval for exterior equipment need to be lined up before the scheduled cutover.
Usually, but the panel has to handle both. Solar backfeeds through a breaker that counts against the bus rating, and a 50 or 60 amp charger circuit can leave no room for anything else. We check the main breaker, bus rating and real demand, then choose between a load managed charger, a panel replacement or a service upgrade.
It depends on the panel size and the ADU's equipment. A conversion with a heat pump, electric water heater and induction range adds real load, and the garage often loses the circuits that served it. We run a load calculation for the whole property and tell you whether a subpanel works or a service upgrade is needed before plans go to the city.
Electrical permits in Laguna Niguel are issued by City of Laguna Niguel. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Laguna Niguel is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
