Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Ladera Ranch is unincorporated master planned housing, so permits run through the County of Orange rather than a city. Services are modern and most work is EV charging capacity.
Construction started in 1999 on former Rancho Mission Viejo cattle land, and the community grew into nine villages, including Oak Knoll, Bridgepark, Flintridge, Township, Echo Ridge, Avendale, Terramor and gated Covenant Hills, with roughly 8,000 homes. That gives it one of the youngest housing stocks in this part of the county. Detached homes, paired homes, townhomes and condos all sit within the same master plan, so the electrical setup ranges from individual meters to shared meter banks in attached buildings.
The original panels are now twenty years old or more, and many are full after solar, added circuits and garage refrigerators. Owners call about Level 2 chargers for one or two cars, batteries, heat pump conversions and backyard additions, while HOA managers ask about chargers in shared parking. Because the Ladera Ranch Maintenance Corporation and the neighborhood associations exercise architectural control, a good deal of exterior work, from a battery on a side yard wall to a new subpanel, may need approval first.
Homes across the nine villages were built just before EVs went mainstream, and many owners now want charging for two cars.
How we handle it →Panels from the early 2000s fill up fast once solar, batteries and heat pump conversions are added on top of the original circuits.
How we handle it →Townhome and condo buildings in the villages share meter banks that set the limit for adding chargers in common parking.
How we handle it →Electrical work in Ladera Ranch is permitted through County of Orange (unincorporated), and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Ladera Ranch is unincorporated, so the County of Orange issues the permit and performs the inspection, not a city. A panel or service change follows permit, Edison disconnect, equipment replacement, County inspection and Edison reconnect after release. LARMAC's architectural review is a separate approval for visible equipment, and in gated Covenant Hills, access for Edison and the inspector needs to be arranged ahead of the cutover.
A charger inside the garage usually raises few issues, but anything visible from outside, such as an exterior charger, a relocated meter or a battery on a side wall, may need architectural review. Your neighborhood association can have its own guidelines as well. We tell you which pieces are likely to need approval so it can be filed alongside the County permit.
Not when the loads have changed. Many homes here were built with services sized around gas appliances, then added solar, a pool, a second refrigerator and now one or two chargers. A load calculation tells us whether a load managed charger solves it or whether a larger panel or service is the honest answer.
Electrical permits in Ladera Ranch are issued by County of Orange (unincorporated). Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Ladera Ranch is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
