Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →South Gate is dense postwar housing with a very high share of added rear units. Original services rarely survive a load calculation once a second unit is counted.
South Gate grew up as a factory town, with homes built in the 1920s through the 1950s for workers at the General Motors assembly plant and the Firestone tire plant. Lots are typically narrow and deep, and the houses are small one story bungalows and postwar ranch homes. East of the river, Hollydale has its own slightly larger postwar homes. Across the city, many of these houses still carry wiring from their original construction, often extended through decades of add on rooms.
The deep lots are why so many South Gate properties now have a second dwelling in back. Some were built with permits, many were not, and owners call when they need to bring that unit to code for a refinance or a sale, separate the billing for a tenant, or simply stop breakers from tripping. Older homeowners also call about fuse boxes, insurance panel flags and wiring found during remodels. Electric vehicle charging is a growing reason for service upgrades too.
South Gate services sized for one bungalow rarely pass a load calculation once a rear unit, air conditioning and modern appliances are counted.
How we handle it →Deep South Gate lots with a front house and rear unit often need a second meter or small meter bank to bill tenants separately.
How we handle it →South Gate's 1920s and 1930s worker housing can still have original cloth wiring and ungrounded circuits extended into later additions.
How we handle it →Electrical work in South Gate is permitted through City of South Gate, and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
South Gate's own building division handles permits citywide. If a back unit is being legalized, the electrical normally goes in under the permit for that unit instead of separately. For the service itself, Edison disconnects, the panel and meter equipment are replaced, the city inspector approves the work, and Edison is cleared to reconnect. A new meter adds one requirement up front: Edison must approve its location and the service size.
Start with an assessment of what feeds the unit now, because informal hookups are often undersized or tied into the main house panel unsafely. From there we size a proper feed, either a subpanel or a separate meter, and fit the electrical into the city permit for legalizing the unit. Doing it as one project avoids paying twice.
The Hollydale area east of the river has slightly larger postwar homes, so you see fewer fused services and more original 1950s breaker panels. That means insurance panel replacements and service upgrades for air conditioning come up more than full rewires. The rest of South Gate has more prewar stock where wiring replacement is the bigger issue.
Electrical permits in South Gate are issued by City of South Gate. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
South Gate is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
