Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Arcadia has seen extensive teardown and rebuild activity, so you find original 1950s services next door to new 400 amp construction. Larger new homes here routinely need service capacity that the street was never sized for.
Much of the single family housing dates from the late 1930s through the 1950s, on large lots carved from the old Rancho Santa Anita. The surviving original homes are ranch houses with low pitched roofs, open attics and services that started at 60 or 100 amps. Those houses are where we still find Federal Pacific Stab-Lok and Zinsco equipment, ungrounded bedroom circuits and aluminum branch wiring from 1960s additions. Insurers have grown less tolerant of all three, and a renewal notice is often the first reason an Arcadia owner calls.
The rest of the work comes from rebuilding. New homes in Highland Oaks, Santa Anita Oaks and Rancho Santa Anita are often several thousand square feet, with multiple HVAC systems, pool and spa equipment, and two or three EV chargers planned from day one. That load often means a 400 amp or larger service, a transformer request to Edison and an underground lateral. In the southern part of the city, older apartment buildings and condo projects bring meter center replacements and common area upgrades.
Arcadia rebuilds routinely need 400 amp or larger services with an Edison transformer design, while surviving originals still run on 100 amps or less.
How we handle it →Original ranch houses from the 1940s and 1950s still hold Stab-Lok and Zinsco panels that carriers flag when policies come up for renewal.
How we handle it →New Arcadia homes are often planned with two or three chargers, which has to be built into the first load calculation and service size.
How we handle it →Older apartment and condo buildings in the southern part of Arcadia need meter center replacements as original equipment wears out.
How we handle it →Electrical work in Arcadia is permitted through City of Arcadia, and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
The City of Arcadia's Development Services department issues the electrical permit, and Edison handles the service side. For an upgrade, Edison signs off on where the meter goes and books the outage, and the city's inspection comes before power is restored. For large services on rebuilds, Edison's design of the transformer and underground feed is usually the longest piece, so we submit that request as soon as the plans allow rather than waiting for framing.
In neighborhoods with an association that has architectural review authority, exterior changes visible from the street can need board approval before the city signs off. A relocated meter or new exterior panel can fall into that category. We prepare a site plan and equipment photos so the board has what it needs, and we keep new equipment on side or rear walls where code and Edison allow.
A large new home can need more capacity than the transformer and service on your street were built for. Edison has to design the new service, which may include a transformer upgrade and an underground run to your meter, and that design moves on their schedule, not yours. Getting the load calculation and service request in during plan check keeps power from becoming the item that delays your final.
Electrical permits in Arcadia are issued by City of Arcadia. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Arcadia is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
