Learn more →Gardena has postwar single family housing alongside light industrial and a lot of older fourplexes. Original meter arrangements are the most common reason we get called.
Postwar homes on modest lots make up most of the residential streets, many built in the late 1940s and 1950s. The city has a long Japanese American history and many original family owners, so some houses have changed hands only once. Mixed in are older fourplexes and small apartment buildings, plus light industrial pockets where machine shops, distributors and auto businesses run on three phase power. Many of the houses have had rooms added at the back over the years, and few of those additions came with a bigger service.
Because many homes stayed in one family for decades, wiring updates often happened one circuit at a time. When the house finally sells, the buyer's inspection finds an original fuse panel or a 1950s breaker panel with doubled up circuits and no grounding. Fourplex owners call to separate meters or replace an aging meter bank. Shop owners call when new equipment needs more amperage or a different voltage than the building was wired for.
Gardena's older fourplexes often still use original meter arrangements, and those are the most common reason owners call us.
How we handle it →Homes from the late 1940s and 1950s were built on small services that cannot support modern kitchens, AC and charging together.
How we handle it →Houses kept in one family for decades often have original ungrounded wiring with piecemeal additions that a sale inspection will catch.
How we handle it →Breaker panels installed in the 1950s and 1960s here include brands insurers ask about before renewing or writing a policy.
How we handle it →Electrical work in Gardena is permitted through City of Gardena, and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Permits come from the City of Gardena, with Edison providing the service. Upgrading a fourplex's meter bank goes through Edison for the meter layout and the disconnect, then the city inspects, then Edison reconnects and sets the meters. Industrial jobs follow the same path, though a voltage change or a bigger three phase service brings Edison engineering in earlier, before equipment is ordered.
Replacing the fuse panel before listing removes a common inspection finding and a reason for buyers to ask for credits. At minimum, the service and panel should be updated and the grounding checked. If the walls still have original ungrounded wiring, we can quote a partial or full rewire so you can decide what to do now and what to disclose.
Working is not the same as safe or compliant. Older meter sockets loosen and overheat, and the service may be too small for current tenant loads. Insurers and lenders also ask about the age of the equipment. If the meters, sockets and feeders are in good condition and the service is adequate, they can stay, but we check all of it before saying so.
Electrical permits in Gardena are issued by City of Gardena. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Gardena is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
